The Project
The current scope of the initial development includes, but is not limited to the following:
- Over 200 acres in size
- Waterpark Attraction
- Largest indoor waterpark in North America at approximately 350,000 square feet.
- Roughly 25 acres of outdoor attractions in a variety of themed “lands.”
- Retail facilities selling sundries, swim and beachwear and Food outlets offering a variety of fares.
- Snow Attraction
- Featuring the largest indoor snow dome in North America where guests can ski and snowboard down man-made snow on a variety of slopes encompassing roughly 150,000 square feet.
- A snow play area will be provided for children.
- An ice rink for skating and hockey.
- Rental, retail and food facilities.
- Theme Park
- 60 acre Internationally Recognized Theme Park Brand.
- Lodging
- The Agua Vista Hotel
- Approximately 600 rooms plus 100 condominiums encompassing roughly six acres of the property.
- Alpine Haus Hotel
- Approximately 800 rooms plus 150 condominiums located adjacent to the Snow Dome and encompassing roughly seven acres of the property.
- Flagged Hotel
- Approximately 2100 rooms plus 373 condominiums located adjacent to the Theme Park. All hotels feature restaurants, nightclubs, and retail, as well as performances in specialized theatres.
- The Agua Vista Hotel
- Casino
- This 100,000+ square foot casino offers the best in gaming.
- In addition to table games and slots, there will be a large Sports Book as well as several dining and bar facilities.
- Residences
- All hotels will feature condominiums. In addition, approximately 40 and 90 units will be developed along the Route 66 and Rue du Monde venues respectively. These condominiums will create an additional source of capital for the project.
- Sports Arenas
- An 18,000 seat arena complex will be included in the Project.
- A 70,000 square foot, 5,000 seat arena complex will be included in the Project.
- In addition, the world-famous Tarkanian Basketball Academy will relocate from its current location to the Arena, giving the Project a signature name as a tenant.
- Performing Arts Center
- World Theatre
- A 3400 seat proscenium theatre featuring one of the largest stages in the US will open with a one year engagement of the Queen’s New Hall Orchestra’s “Ring Fantasy,” which will complete its world tour at this facility.
- Specialty Theatre
- A 2400 seat Specialty Theatre will be developed for an internationally-known company.
- “-ist” Theatre
- A 500 seat proscenium theatre where nightly performances of hypnotists, mentalists, illusionists, and humorists will be held.
- World Theatre
- Cinema
- An 8 – 12 plex cinema complex featuring 2 – 3 auditoriums for over 21 guests which will include leather seating and cocktail service.
- Water Show
- A nightly spectacular of water, lighting and pyrotechnics that is all set to a musical score replete with live performers.
- Family Entertainment Center
- Las Vegas has lost its dominant FEC, Scandia, and a void has been created. The Project will offer indoor & outdoor miniature golf, batting cages, rock wall, games and arcades and more spread over 3 acres.
- Children’s Center
- Some attractions may be too much for the smaller family member, or Mom and Dad may simply want a place for their toddler to play and learn away from older children. The Company’s experience with brands like Chuck E. Cheese and Discovery Zone comes into play in this 5,000 square foot children’s zone.
- The Beach
- Designed after the Wave House in San Diego, this attraction will allow guests to actually surf on man-made waves, rollerblade along the beach, and be entertained along a boardwalk midway including a classic wooden coaster.
- Health and Fitness
- Partnering with a major operator of health and fitness facilities, the Project will offer spa experiences for hotel guests and locals, in addition, there will be fitness facilities, and a men’s salon.
- Retail/Dining/Entertainment
- Two uniquely themed “streets” (Route 66 and Rue du Monde) will offer roughly 250,000 square feet of retail outlets, restaurants, bars, nightclubs, and more.
- Recreation
- Exclusively for the 21-and-over crowd, the Project will offer the Hidden Riviera, where adults can relax in an international atmosphere with resort features often found in Europe and Asia.
- Environmental
- With the fluctuating costs of energy, coupled with a community that is undergoing rapid growth, the Project has chosen to generate its own electricity using fuel cells (the first installation of this kind in Nevada) and microturbines. This “green” technology allows the Project to have an almost zero carbon footprint, and creates the opportunity to sell tax credits to other businesses.
- In addition to electricity, the Project will have its own fleet of hydrogen busses and vehicles, and may even generate its own hydrogen for these vehicles.
- Record Developments
- Not only will the Project house the largest indoor waterpark and snow dome in North America, the parking structure will be the world’s largest at over 18,000 cars.
- Support Facilities (Back of House)
- A facility of this size and scope requires extensive support facilities including laundries, maintenance shops, water treatment facilities, loading docks, storage facilities, landscaping, offices, and other infrastructure.
- Due to the high cost of land, it is actually more economical to place the vast majority of these facilities underground, beneath the rest of the complex. This actually reduces certain operating costs (e.g. heating & cooling) and provides safer facilities for staff.
